Three steps up from the street, iron gates open to the delightfully scented walled garden at the front of this traditionally built house for sale. A wide, trellis covered path with its well established grape vine leads to the garden terrace and double doors into the house. The ground floor has three distinct areas/rooms that you walk through from east to west.
The ground floor opens directly into a sitting room (east) with an arch through to a middle room, 2nd sitting area (with stairs to the top floor) or possibly a formal dining room. This in turn leads through to a large almost square kitchen at the west end of the ground floor. There is a small inset off the side of the kitchen that leads to the bathroom. The hot water tank is concealed in a cupboard over the inset area. And there is a door from the kitchen to the garden terrace.
The stairs from the 2nd sitting/dining room lead up to a large landing area which has a garden facing Juliet Balcony.
To the west side of the landing, the primary bedroom overlooks the garden, has built-in wardrobes and a west facing roof terrace (with the kitchen & bathroom below. The roof terrace would benefit from some trellis panels to the top of the wall for privacy. There is a wind-down awning, hose tap and lighting on the roof terrace. This terrace and room get sunset light.
From the landing, a short hallway leads to bedrooms 2 & 3.
Bedroom 2 is the smallest of the three bedrooms and shares the long Juliet Balcony with the landing. It is large enough to comfortably fit a standard size double bed and wardrobe etc.
Bedroom 3 is at the east side of the house and so catches the sunrise first. The roof terrace overlooks the inland approach road and the street steps to the higher properties behind the house as well as the garden. It could also do with trellising to provide more privacy. It also has an awning, hose tap and lighting.
The garden is completely enclosed with a wall at various heights. There's a small, blue painted, shallow play pond in the garden that was used by the seller's children when they were small.

On the main lane that cuts through inland from Four Corners to Kamini Harbour, Chamomile House is in the centre of Kamini Village opposite the Pirofani Restaurant and Kam-In cafe/bar. It's a very social area. Depending on the time of day/evening, you'll see mules passing, people walking to the beach, locals stopping to chat, and people catching up at Kam-In or dining in the summer evenings at the Pirofani. But there are so many locals living in the area that they instinctively enforce the siesta hours so the afternoons are always quiet.

Good mix of local Hydriot families and full time expat residents. Some but not many holiday lets.
The Pirofani Restaurant is only open in the evenings during the summer. It's one of the most favourite restaurants on the island and the irrepressible Theo does not play music. Having such a good restaurant on your doorstep is a big added bonus if you don't want to cook in the evening.
The Kam-In Cafe/Bar is a very much appreciated addition to the neighbourhood and opened in 2023. Depending on the time of day, they serve breakfasts, snacks, lunch or evening cocktails and drinks. This is a wonderful meeting place and as with the Pirofani they don't play loud music. Excellent coffee and breakfast only a few short steps away!
Worth noting, is that the road goes continuously all the way to Hydra Harbour. This means that instead of more costly mules, who can't carry more weight than 95kg each, you can get your new furniture, etc, delievered straight from the boat to the house by lorry preferably with less trips than it would take a team of mules. A far less costly option!

This area has good internet connection but you will need to have a line/comms installed.

The freshwater cisterna is under the middle room downstairs and there's a square tile covered lid that's flush with the floor. This cisterna is not currently plumbed into the house although there is a hose attached outside so the collected water can be used in the garden.
Observations
As I pointed out in my opening description, to my mind this property has great bones. Within 24 hours of doing my survey, I had mentally drawn up half a dozen options to update it!
Of course, what you might or might not want to do will depend entirely on your specific wishlist.
But my recommendation to any buyer would be to clean and do the minimum (replacing the paint damaged old ceramic bath would be a must) for a year. If properly clean and with the minimum amount of furniture, the house could perfectly livable as it is with very little work/cost. This would give you the chance to really see how you might want to use the house during the different seasons.
I would be happy to discuss ideas and introduce you to some reliable builders/project managers etc.
This property would be easy-living both in the summer and winter for anyone wanting to relocate full time to Hydra. And yes, it would be eligible for a Greek Golden Visa or a FIP resident visa. Please contact me to discuss.
