The house was completely renovated in 2022 and comprises:

Even though the property is in the centre of town, and the business premises has lots of passing footfall, this area is quiet with a lot of locals living around who respect privacy and siesta hours.
The house is set back from the main street, and is accessed via a side street that is a short cul-de-sac that's only used by the 5 houses it leads too.
The closest taverna is the Douskos (Xeri) Elia, which is popular and busy but because there are enough buildings between as a buffer, no noise is heard from either the house of the business premises. The only exception is during Hydra festivals, especially during Greek Easter Sunday when the party can be heard by everyone. However, as it's always a brilliant party, you won't be concerned because you'll probably be there!

Observations
The house was furnished for both levels of the main house to be holiday rented for the 2024 season. And they enjoyed a very good season indeed.
The business premises have been closed for three years.
Personally, if I were to buy the property, I wouldn't want to use the business as a taverna. The chimney from the taverna kitchen lifts between the flat roof terrace next to the gate that opens to the house terrace. The smell of cooking would make me want to eat far too much!
As there is a desperate shortage of residential accommodation on Hydra, I would probably split the business property at the back wall of the old taverna dining room. Then I'd take out the stairs to the roof terrace. I'd take the dining room and split it into two to make 2 small studio style homes both entered from the front street. Then I would incorporate the taverna kitchen, prep room and the WCs to form a guest suite for the house.
There are lots of ideas and as this property is very well priced, and I have full plans and the document pack, it's a good idea to view asap.
