Real Estate Description
This is a substantial, detached, house with lots of character in need of remodelling and total renovation. Built a short walk up from the floor of the Kamini Valley. Completely surrounded with either a boundary wall or the walls of the actual building, the couurtyard is very private and offers four distinct areas including the highest terrace along the front of the main building where terrific views and sunsets can be enjoyed.
At the moment the property comprises:
Small guest room/bedroom (1) in the corner of the garden.
Small outdoor shower room
Main L-Shapped house at the back of the plot.
In the main house, the ground floor (from left to right as you look from the courtyard, comprises:
Kitchen (single level, originally outdoor space between the old external kitchen and the main house, now incorporated with a sloping roof)
Central room (currently used as a triple bedroom)
Original Entrance Hall with corner door to internal wooden stairs (currently being used as a double bedroom)
Large bedroom off entrance hall, also with double doors to the internal stairs.
The top floor is uninhabitable and currently just a huge open space. To the end over the entrance hall and bedroom where the internal stairs come up, there used to be a door (no bricked up) and window overlooking a good sized roof terrace. This in turn, looks down into the lemon tree part of the garden.

To remodel
This could be a very exciting project for anyone who wants to remodel and renovate.
But there is a lot of work to be done. To start with the entire top level will have to be removed and replaced.
However, the little guest house in the lower corner, could quickly and easily (most likely without building permit required), to make a cosy bedsit so you could have somewhere to stay while the work on the main house proceeds. Also, you'd want to upgrade the outside shower room as a temporaray fix to make staying on site more comfortable.
Summary Points
1 guest/studio room
1 shower room
1 kitchen
1 sitting room
1 entrance hall
2nd bedroom
1 huge top floor room with roof terrace
Multiple terraces
Freshwater cisterna

Neighbourhood
Wonderful, quiet village location.
Neighbours are a mix of Hydriot families and some full time expats.
Closest places to eat include the Pirofani Restaurant and Kam-In all day cafe/bar, less than 150 meters below the plot.

7 minute walk to Kamini Harbour - 9 minutes to the beach.
Utilities & Technical
The property is already connected to the main for single phase electricty and plumbing but all needs to be upgraded as part of the renovation and remodelling.
Observations
You need an imaginative architect/engineer on your side to fully make the most of the remodelling. You will need permits of course.
Personally I would merge the entrance hall with the central room, and turn this space into a living room with a kitchen included. I'd build stone stairs to the top floor and incorporate a shower room under the stairs for the bedroom off what is currently the entrance hall. I'd make what is now the kitchen, into an ensuite bedroom. Upstairs, I'd create a bedroom at the far end from the stairs with a shower room next to it in the back corner. Then I'd leave at least half of the room as a sitting room with double doors opening to the roof terrace, This sitting area could include a sofa bed for any overnight guests. This plan would create a 4 bedroom house (2 ensuite). I am sure with each visit, I'd refine my thoughts and for certain any incoming buyer will also go through the same process.
