I am particularly fond of this property and know it well. It was one of the first houses to be offered as a holiday rental, pre airbnb, when I organised the first Leonard Cohen fan club meeting in 2001, and had to beg the few homeowners I'd met by then, to let me 'put up' a few of the fans because I'd run out of hotels and pension rooms to book!


Since those days, Plumbago House was the top rental property I listed on HydraDirect until the builder/owner sold it to the current owner who now uses it as her extended family house.


The reason it was so popular is its deceptive simplicity and ease of living at any time of the year. There's plenty of storage room to switch the entire house from summer to winter mode, so you can swap out carpets in exchange for outdoor cushions with ease. It's air-conditioned throughout although with its stone flooring and insulated ceilings is easy to keep cool during the Spring and Autumn as it was traditionally built to take advantage of the natural airflow and it only needs the help of  AC in the blistering heat of July and August! And in winter, a roaring fire with a very efficient fireplace keeps the place wonderfully cosy.

With an upper and lower entrance from the streets, it makes access to different parts of the island easy whether you want to go down into town or head up for a hike. And the spectacular, unhindered view can be enjoyed from various vantage points from the multitude of terraces, with the added bonus of it not being a difficult number of steps to reach from the town!


The house is split between two independent floors with a large bedroom/sitting room on the ground floor opening through a central arch with a guest shower room to one side. This guest shower room is big enough for a washing machine. This floor is semi-subterranean, very cool and features a bed platform and back wall showing the natural stone of the mountainside.


The main living space is on the top floor with two bedrooms, a kitchen and shower room. The top floor entrance terrace to the front of the property makes your morning coffee a special occasion every time because the view is so spectacular!


At the back of the top floor, the second entrance opens to the back courtyard garden and from there you can continue up to the roof terrace which has to be one of the best vantage points to watch the harbour, especially for special events such as the Miaoulis festival fireworks. And the side garden terrace still features the resilient blue plumbago which is why I gave the house its name.


This is an easy-living, low-maintenance property for sale on Hydra that's in perfect ready to move into condition, and I highly recommend early viewing.

Neighbourhood

This area above Hydra town is a quiet location with a number of full-time residents but very few holiday rental houses.


There are a number of easy walking routes up to the house depending on where you start from in the town.


The closest tavernas are either the Xeri Elia (Douskos) taverna in the centre of town or the popular Jasime's Restaurant. Both are less than a five minute walk from the house.

Utilities & Technical

The house is connected to the town mains supply for electricity, sewage and water.


This area has good internet connection but you will need to have a line/comms installed.


It has 3-phase electricity


Its EPC rating is ? (New EPC is being issued, update to follow)


Around the outside areas there are ample lighting and hose connection taps.


While the desalinated water supply from the town is good, as there is a cisterna under the front terrace, I recommend that an incoming buyer should have the guttering, pipes and pump installed.

This property was built and has been maintained to make sure it's equally as comfortable during the summer or winter. It is ready to move into so you can start enjoying this idyllic Hydra home immediately.


Because the taxable/built space of the property is in excess of 120m2, this property qualifies for the Greek Golden Visa. But please remember that if you get a GGV, you won't be able to holiday rent the property. However, having promoted Plumbago House for a number of years since 2001, I can confirm that it's a very good holiday rental.
