The street behind the property opens to the West side courtyard where you’re irresistibly forced to pause to admire the spectacular panoramic view of Hydra laid out below, the sparkling sea dotted with little islands and the Peloponnese mainland. Once you've taken your fill of the view, the house is entered via double doors to the top level, which is one large open plan room.
The living space is open to the rafters giving it a lofty feel. The outer walls are solid stone and there are double glazed windows, with internal shutters, in all four walls. To one corner you’ll find a fully fitted kitchen overlooking the West side entrance courtyard. The floors throughout are of terracotta coloured ceramic tiles.
The internal staircase, with decorative ceramic tile raisers, to the North (sea facing) side of the house, takes you down to the lower level where you’ll find the bedrooms.
Traditionally, pre the days of air-conditioning, bedrooms were always downstairs where it was cooler, and multiple windows on the top level would take advantage of the natural differential heating of land and sea as the wind changes direction each morning and evening. Because the seller (builder) knows his profession well, this house for sale has been built using most of the traditional principles of previous centuries incorporating all mod-cons such as air-conditioning and a pump connecting the traditional cisterna to the water supply for the house.
There are three bedrooms from the lower level hallway. To one end of the hallway at the bottom of the stairs, there’s a door that opens to the two tiered East side terrace. This means that the lower level can be entered from the East side to reach the bedrooms without passing through the top level.
Along the back wall from the lower level entrance, the three bedrooms are in a row with the family bathroom at the end.
The first bedroom has a window overlooking the East side terrace. It's currently used as a single bed room but is just about big enough for a small double bed.
The second bedroom is an internal room without a window between the first and principle room. The second bedroom is currently used as a 'quiet room' with a sofabed.
The principle bedroom and bathroom extend under the West side terrace.
The principle bedroom has floor to ceiling wardrobes and double doors to a small walled utility courtyard with a storage room above a freshwater cisterna. There is a hose pipe tap on the terrace and a pump which is used to pump the freshwater from the cisterna to supplement the town water supply.
The family bathroom is a good size with a large vanity unit under the hand basin, which has a ceramic framed wall mirror above. The semi partitioned Jacuzzi bath has a hand held shower.
Leaving the bathroom, there are floor to ceiling storage cupboards, a sea-facing window, and a guest WC under the stairs.

Lower Kiafa is a popular residential area where many local Hydriot's live.
The property is located close to the main inland route above Hydra town that connects Upper Kiafa through the top of the Kamini Valley to the beach at Vlychos. So this property would make a good base for anyone who likes to hike. Above the house the lanes link up with the start of the trails to the various monastary and across the top of the island to Zourva and Limnioniza.
Personally, I can walk up to the house in 15 minutes in the summer, but I am used to Hydra's steps, so an averagely fit person could expect to take slightly longer. The view from the property is truly spectacular.
The closest provisions shop is at Four Corners. The nearest restaurant would be the Pirofani in Kamini.

This is a very well constructed Hydra house that can be moved into immediately with no repair work necessary.
There is an open plot below and to the West side of the house but the building regulations of the island are such that it would be impossible for anyone to rebuild either plot to a height that might possibly infringe on the view of this house for sale.
