Over the years, the original building has been extended and repurposed. It's currently configured as three independent areas all accessed from the entrance courtyard. How it could be finished, will of course depend on a buyer's requirements. It could be a large six-bedroom house, or left as three dwellings. Neighbourhood
This real estate is located on Achilleos Street approximately 50 meters down from the seafront on the south edge of Aegina Town. It is a part residential, part business area that is active at all times of the year. Between the houses and apartments which are mainly lived in year around, there are doctor's offices and a few small shops. The streets to the front and back of the property are narrow so traffic passes but can't park. Everything you need is within easy walking distance. As you look at the entrance courtyard from the street, there is a vacant lot to the left boundary, and to the right there is a two-story house.
Utilities & Technical
The property is connected to the mains town supply for electricity, water and sewage. Connection is located from the front boundary road.
Observations
This property will need a budget of at least double the asking price to renovate the building to its former glory.
The roof will need replacing and the walls stabilized. Some of the excellent old hardened wood for the windows, shutters and doors can be salvaged. All of the internal doors, also of old hardened wood can be restored. Leaks in the roof have caused water damage to some of the wooden floors which means all of the upper floor needs to be lifted and joists checked/replaced but quite a quantity of the original boards can be renovated and relaid. At some point, there was subsidence, evidenced by a slight slope towards the back corner of the main house, This was corrected/stopped with a buttress to support the corner installed in 1966/67.
The entire property needs to be rewired and replumbed.
This is a reasonably big renovation job and to my mind, it's important to work with an architect and construction engineer who are experienced at renovating property of this period. I will be happy to provide references.
For those seeking a Golden Visa, the initial investment (buying price) is not sufficient. However, if all receipts are kept when renovating, and if they total enough to prove a complete investment of €800,000, then a GGV could be applied for. Please contact me if you need a good GGV lawyer.
