​​Off-Market Properties

I share off market properties with potential buyers who I am already talking to (by email or in person). These are some of the reasons why I don't display them publicly:

• The seller wants privacy and security.

• The documentation for the property is likely to take longer than a year to correct.

• I’m still working on the draft version of the property for sale listing.

• The seller can’t start taking viewings until later (maybe months) in the future.

• The seller needs to find another property to buy for themselves first before they sell their current property. So there will be a chain.

• And a surprising one: Many homeowners who really don’t want to sell, are harassed on a regular basis by agents and buyers who knock on the door begging to buy their property. In desperation, these types of homeowners will say ‘yes they will sell but only if the price is way over market value’ primarily to put people off, but will sell if the buyer is offering an amount at any price that can't be refused.​
