In need of renovation
Coming up from Hydra Town, there are absolutely no street steps, the road just inclines (steeply in some places). Not only good news for your leg muscles but also it means that materials for renovation and/or furniture can be taken straight up from the ferry boat to the house without having to use more costly mules.
Originally this was a two room house, one room either side of a large entrance hall, plus a semi basement room. More recently and extra room has been added (with a flat roof as seen in the photos) to provide a kitchen.
There is no bathroom in the house, it's outside in the garden.
The boundaries of the plot are the road, the west side of the garden, the north side of the garden (with a pile of stone and on the east side, the area that is currently cemented shows how much of the hill side belongs to the house for sale.
Outside, the terrace in front of the semi-basement room is the roof of the freshwater cisterna.
At the back of the outside bathroom, under the cement (so not in the garden) there is a vothros (cesspit).
The location is very pretty and either side of the property there are stunning views looking down over the Gorojiannis Mansion, the valley, mountains, town, harbour and across the sea to the mainland.
The garden on the sea facing side of the house is very overgrown and needs some serious tree and shrub pruning to get the full benefit of the view from the house terrace.

Features
The entrance hall and both rooms in the main original house have high wood panel ceilings, and sea facing windows with external shutters.
The semi basement room has a single windowed door and the room height is just about 6ft (approximately 185cm)
The kitchen room, has plumbing for a basic sink to the road side corner and a chimney hood so you can instal a cooker in the corner.
Neighbourhood
This is a quiet neighbourhood but there are a few homes close by so you won't feel completely alone on the hillside.
Continuing up from the town, beyond the house and around a couple of corners to the westside of the Kala Pigadi valley, there is stabling for many of Hydra's mule force. So you will regularly see muleteers and their teams going back and forth along the road at the beginning and end of the day. I will be happy to introduce you to those who will help you with deliveries!
This is also the main route from the town to the Ag. Konstandinos Monastery, and further up to Profitis Elias and then to the top of Mount Eros. So you will also see visitors out for a walk or hiking.
On the 14-16th November it is Patron Saints Day at Ag Konstandinos and you will enjoy watching all the priests, children, marching band and parishioners walking down from the monastery into Hydra Town.
And in early April, the road behind the house is part of the route for some of the Hydra's Trail Event. Harriet of Harriet's Hydra Horses also regularly passes by on here popular Ag. Konstandinos horse trek.
But apart from the above, you can anticipate it being quiet and peaceful most of the time. You'll be able to see boats coming and going but even if they blow their horns, you won't be able to hear them. Occassionally if the wind turns and comes from the North in the winter, you might be able to hear the bell chimes on the hour from the Cathedral Town Monastery.
Utilities & Technical
This property for sale is connected to the town supply just for Electricity.
Water comes from the freshwater cisterna
Sewage is self-sufficient with a vothros (cesspit, which filters waste underground and doesn't have to be emptied like a septic tank as it's all done organically).
Observations
With a good structural engineer/architect, it would be possible to utillise the semi-basement room as an almost inside bathroom.
Depending on how and when you want to use the property, to my mind having lived on Hydra in a property with an outside bathroom, you could leave the configuration exactly as it is.
Personally though, I would pull the whole of the existing bathroom down and rebuilt it. I don't mind going outside especially when it's only a couple of steps away, but I don't like sharing my shower with wildlife!
