This two-floor, harbour-front property is currently configured as a shop/cafe on half of the ground floor with a large sea-facing apartment on the top floor with its entrance and one large room at the back of the shop on the ground floor. The views from the top floor and flat roof overlook Hydra Harbour facing the sunset. The property needs complete restoration to make it habitable as a home or as a holiday rental business with additional income from the shop/cafe below.
The ground floor shop faces out into the harbour and is located for good passing trade. It comprises, large open reception with a kitchen and WC's to the back. There is also an entrance to the kitchen from the side street. This part of the building was rented as a cafe space up until 2023 and is in reasonable repair.
The entrance to the top floor and the large room at the back of the shop on the ground floor, is via the side street entrance.
The street door opens to a stone set of covered external stairs with a door at the bottom of the stairs to a large room that is currently used for storage and as a bathroom.
At the top of the stairs on the top floor there is a traditional kitchen with a beautiful oven hood to restore and the wellhead for the cisterna (which has an antique hand pump attached).
Passing the kitchen to the hallway, there are internal wooden stairs on the left that lead to the roof terrace. The three bedrooms are along the right of the hall. And at the end of the hall there is a large living room that faces the harbour and sea. Two sets of doors to the front of the building open to a double-width Juliet balcony.
