To be reconfigured
The current owners have spent the last 10 years renovating the structure to a very high standard. They have now reached the point where the interior layout and interior design should start. However, they do not intend to reconfigure the interior as they can't second guess what any potential buyer might want. This will be the decision and at the expense of the incoming buyer.
So what is being offered for sale is a large three-story building, (a structurally sound shell), that needs to be finished inside almost from scratch.
You will notice that, unusually for me, I have not included photographs and a video of the interior. This is because the owners need the opportunity first to clear their belongings and accumulated items stored in the rooms so that their clutter does not detract from the beautiful proportion of the rooms. And I agree with them. So as soon as this has been done, I will be posting photos etc., when it's possible to show the interior at its best.
Currently, the property is laid out as:
Ground floor: 30m2 studio apartment that's completely separate from the rest of the property. It has an independent entrance from the lower street. There are two windows overlooking the street but this apartment does not have a view. Built on the low side of the mountain, means that this part of the property is cut into the mountainside which forms the back wall of the ground floor. Another wall is formed by one of the freshwater cisternas. This floor would be ideal for staff quarters or the main storage area for the property.
First Floor: 195m2. From the street, double doors open to a lower entrance courtyard, then wide steps up to the covered loggia terrace in the right angle formed by the two sides of this L-shaped floor. You will notice from the drone photographs supplied by the owners, that the main roof is square but the side of the building has a slightly lower roof line. This indicates that this part of the property was added probably about 150 years ago. At the moment from the lower entrance, double doors open to a lofty room with no floors where a staircase or lift needs to be installed.
From the loggia, there are two sets of double doors. The first leads to the shorter side which is a large sea-facing room with a galley kitchen and small shower room. Below the room are two fully functioning freshwater cisternas that are in excellent repair. Both have well heads in the floor of this room but neither are connected to the plumbing of the property yet. The water in the cisternas is drawn with a traditional bucket on a rope. Double doors lead to one of the rooms from the longer side of the L-Shape.
From the loggia, the second set of double doors opens to a traditional reception hall with doors opening through 80cm thick walls to four spacious rooms. One in the far back corner is a traditional kitchen. One has a bathroom and also doors to the room in the short side.
Top Floor: 142m2. Currently this is a huge square room which is open plan, with high walls and is open to the new rafters. To one side is the top of the stairwell and a small room. The sea facing-side of the top floor has a 40m2 terrace to enjoy the spectacular view of Hydra.
