The original cottage was a stone built rectangle  with most of the living space on one level, and an extra room below the west end of the building. In more recent years, the property was extended at the west end to add two rooms creating a self-contained guest suite incorpirating the original lower room, that years ago was the kitchen. So the property for sale is now an L-Shape.


The plot has a good sized garden with high street walls and is very private. There are two entrances from the streets, one in the north boundary which is directly in front of the guest suite, and the other in the east boundary wall which gives closest access to the entrance of the main house.


The main part of the house is on one level. A short flight of steps up from the east garden entrance leads to a small entrance terrace with pretty inland views stretching across the Kamini Valley all the way to the amphitheatre mountains at the back of Hydra Town. This is a delightful spot for morning coffee watching the sunrise.


From the entrance terrace, double arched doors open to the main living room which is spacious, lofty and light. In addition to being air-conditioned, the living space has a working fireplace and to one end there is a mezzanine floor that is currently used as a spare bedroom. The ceiling height, open to the rafters is adequate for a medium height person to walk around without feeling cramped. The living space is more than large enough for a formal dining area under the mezzanine and space for comfortable seating in front of the fireplace and inland views from the east window. The north facing windows overlook the garden with views of the sea, over the rootop of the house below, to the Peloponnese mainland across the Saronic Gulf.


Walking through an arch under the mezzanine floor brings you to the middle room on this level. This area has a fully fitted kitchen, with built in appliances and quality fitted cupboards, a 2nd dining area and a door that leads to the kitchen loggia (great place for your sunset cocktails), and steps down to the garden.


Opposite the kitchen door to the loggia, there is a newly fitted shower room which is next to the last room at the end of this level, the bedroom.


The principle bedroom, is large, open to the rafters and has plenty of light. The room has air-conditioning as well as a ceiling fan. The most western window overlooks the flat roof of the 2-room extention below. The new, but traditionally designed windows are low, meaning that it's possible to step through the western window onto the flat roof.


(Personally, I would say that this roof terrace is currently under utilised and I'd be inclined to have wooden steps built against the wall of the extention below so it would be possible to reach the roof terrace from the garden. The end of the roof terrace is the best viewing place to watch the sunsets.)


The guest suite has no direct access from the main house. To reach it, you walk down the steps from the kitchen loggia to the garden, passing the small utility/storage room. then walking to the extention at the west side of the garden. Alternatively, guests can use the north boundary street door to enter the garden to reach the guest suite without having to disturb anyone in the main house.


From the garden corner terrace, a door opens directly into the guest suite living room with a small traditional kitchenette to the right end and a door to a newly renovated shower room. Left from the living room through a sliding door leads to the bedroom which is a very large space for a small desk sitting area and plenty of storage. Because this room was traditionally built and was originally the kitchen for the main house, it has a lower beamed wooden ceiling and a stone fireplace that is still functional. The beams are painted yellow to reflect more light. 


In the garden, you will find lemon and olive trees as well as a huge rubber plant. As a gardener, I feel the garden needs some easy TLC to trim the trees, plant some scented and climbing shrubs etc., to create a wonderful oasis to relax and unwind in.

Neighbourhood

The property for sale is located in a quiet residential area on the west side of Kamini harbour with the beach about 150 meters below. By Hydra standards, it's an easy walk up from the harbour.


In addition to Castello on the beach other close by places to eat include the Kodylenia Taverna, the Pirofani Restaurant and the most recently opened Kam-in all day cafe/bar.


While there are houses to all sides of the property, the good sized garden and house is not overlooked by the neighbours and the property doesn't feel hedged in.


I took the photos between 10-11 AM in January so the sun was still behind the house. The garden and terraces are in full sun by midday in the winter. This means that it doesn't get damp.


The neighbours are a good mix of fulltime Hydriot families and a few expats. There are very few holiday rentals close by.

Observations

This Hydra home has a very welcoming, comfortable atmosphere and while the garden needs some care, it wouldn't take long to create a wonderful peaceful, private oasis to enjoy relaxing and unwinding.


Personally, I recommend that anyone buying a house on Hydra should live with it as it is, when possible, so you get a good feel for how you will live in it through all seasons of the year. This property can certainly be lived in as it is very easily.


But, to start with, I'd recommend gettiing the garden into shape and as previously mentioned, because I love watching the sunset, I'd have wooden stairs built so I could reach the roof above the guest suite shower room, which would be a delightful place to enjoy the end of the day.


With very little effort or expense, it would be possible to adapt the guest suite to create two independent en-suite bedrooms so the property would have 3 double bedrooms and 3 shower rooms. This idea would be subject to obtaining a small building permit though. Please don't hesitate to ask.


I highly recommend early viewing of this property for sale as it's a rare gem for anyone looking for authentic Greek Island living.
