Building Land

Good sized plot of land with a huge sea view. There is a ruin to be rebuilt but you will need to get a permit

Real Estate Description

This plot is entirely walled (and topped with a wire-mesh fence). It's almost square and generally level which means that any building will not have any ground floor backed into the hillside so it will not have damp issues to consider (and pay for) during building that other sites on severe slopes have to budget for.

The location is within the Hydra town plan and so the 50:50 ratio of building to land plot size will apply. So with a plot of 580m2, you would be able to apply to build a maximum of 290m2 living space (don't forget that the thickness of the walls is included in the living space as is any freshwater cisterna).

  • Existing ruin foundations/footprint shows L-Shaped configuration

  • Sea views

  • Country views

  • No neighbours abutting the boundaries

  • Right at the beginning of the inland Kamini - Vlychos road so good for those who enjoy walking/hiking

  • 2-minute walk to the Gavrilis shop for supplies

  • 4-minute walk to the Four Corners shop for supplies

Neighbourhood

This is a busy residential area of Kamini that doesn't see lots of tourists. Most of the properties are lived in full time mainly by local Hydriots and a few expats who live on the island as permanent residents.

Immediately below the plot there is a small children's playground. A little further down there is the junior school that serves the local community..

This area has a very happy, friendly atmosphere. In the mornings there's quite a hustle and bustle of children walking to school, muted greetings being called between parents on their way down to town for work, mules clip clotting in various directions. Then the school bell rings and a hush falls. It reverses at one when the children go home for lunch. But never fear, the siesta hours between 3-6 are still closely observed in Kamini.

It's never noisy as it is in Hydra town, but this area is a real living place. It feels like Greece used to be, a laid back, community-orientated haven.

A great place to build your idyllic Greek Island home.

Utilities & Technical

There are mains supply for water and electricity in the lower street and east boundary street.

There is also evidence of a freshwater cisterna on the plot to be rebuilt and utilized.

Observations

The incoming buyer is responsible for obtaining and paying for a building permit from the appropriate authorities.
