Real Estate Description

This is a semi-detached, stone built, corner property that feels like it's detached. It's very private and not overlooked. It was built in 2000 and was remodelled over a few years to a very high standard. It has lots of character and charm and is in excellent working order throughout. So you can move in and immediately enjoy the view from the enviable sea and sunset terrace.

Built on 3 levels, the ground floor is independent from the mid and top levels of the main house. The primary entrance is from the east facing street and opens to the mid-level which is a large open plan living space with a fully fitted, traditionally-styled modern kitchen and guest WC under the stairs to the top floor.  This room, in addition to air-conditioning also has a modern wood burning stove for cosy winters. Doors from the living space open to the main mid level terrace.

From the terrace, which has a covered dining area, outdoor shower and a sunset deck, there are external stairs down to the ground floor inner courtyard. Here you will find the guest bedsit (with a small kitchenette, shower and bedroom) and a large work room that has plumbing if you are thinking you might need a 4th ensuite bedroom. Also in the courtyard, under the external stairs, there's built-in cupboards and plumbing for a washing machine. The ground floor inner courtyard also has a 2nd independent street entrance so it is possible for guests to come and go without disturbing anyone in the main house.

Back to the main house, stairs from the kitchen end of the mid-level open plan living space lead up to a landing with 2 double bedrooms, a family shower room and a large storage space. Both bedrooms have sea views, are open to the rafters and have built-in wardrobes.

As a separate negotiation, the sister of this property is also interested in selling the adjacent plot (with a ruin on it) as a separate (but not dependent or obigatory) sale. She is asking for offers in the region of 250k. As it is literally across the street from the ground floor entrance, this additional plot might be of interest to anyone who wants to extend or possibly even have it as extra garden space. Please don't hesitate to contact me to discuss.

Observations

As suggested by the very business like work room, the seller of this property keeps his house in excellent order. He also has a very artistic streak and so you will find many ornaments such as shells and jugs built into the walls. To be honest, I suspect he and his wife are selling simply because he's run out of new projects! Be assured, this house won't need maintenance for quite a few years.
