Neighbourhood
Pomegranate House for sale is located at the back of Hydra town, off a pine-lined street that is level from the house to the harbor. The only steps lead from the street level up to the main door through the prestigious property’s wall.
The area is known locally as Gyfira (Bridges) and harks back to the 18th-century system of ponds used to break rainwater flow as it reached the bottom of the valley. Each pond was separated by huge walls so wide that they formed bridges across the ponds.
Good guesthouses are close by, and there is also Giasemi Taverna, which will for sure become a regular alternative to cooking at home.
Utilities & Technical
Building Energy Rating: C
Off-peak electricity rates during night hours.
The property is connected to the main town supply for electricity, water, and sewage.
Observations
The total area of the plot is 582 m². Within the garden, there are visible remains of unstructured ruins. Therefore, by applying the 50:50 ratio, it would be possible to seek planning permission to build approximately 100 additional sq.m. of living space on the plot.
Each floor could be independent from the other. The main entrance to the garden is from the east-facing wall, but there is also a second-street entrance from the south side of the garden.
The outside area has not been landscaped, providing new owners with plenty of opportunities to plant a terraced Mediterranean garden.
