Built of solid stone the property extends over 3 floors and the entire plot is detached with wide pathways to three sides and a narrow access path to the west boundary.
The property is south-orientated with beautiful inland views. The building is on a slight slope so the south elevation has three levels overlooking the courtyard, whereas the north & east elevations have two levels.
Currently, the guesthouse entrance and reception are located on the middle floor from the east boundary. The rooms are either side of a central corridor so they either look south over the courtyard and across to the hillside of Profitis Ilias, or north over the street and up over the neighbouring houses towards the hillside of Avlaki.
The lower ground floor rooms are all on the south side of the building overlooking the courtyard. Internally this level is accessed via stairs from the guest sitting room on the middle floor.
The top floor apartment is completely independent from the guesthouse rooms and has double doors from the east boundary with stairs up to a large private balcony that offers tremendous inland views.

Neighbourhood
The property is located in the area of Kamini known as Four Corners and is close the the grocery shop also called Four Corners.
Set one street back from the main thoroughfare linking Four Corners with Kamini Harbour, the guesthouse offers accommodation to the upper west part of Hydra, Upper/inland Kamini and Kiafa.
The area is almost entirely residential with a good mix of full-time local family homes and part-time ex-pat owners who holiday rent during their absence.
The closest beach is over the top of Avlaki then down into the bay. It's equidistant between Hydra Town and Kamini Harbour.
Utilities & Technical
The property is connected to the mains town supply for:
Water (desalination)
Vothros to mains for sewage
Electricity (supplemented with solar panels to heat water)
Freshwater cisterna (to be confirmed whether it's connected to supplement the town supply)
Observations
Over the last 25 years the requirements of visitors to Hydra have changed dramatically.
My personal view would be to adapt the guesthouse to suit the still growing demand for more self-catering holiday rental accommodation and create a restaurant.
I'd use the suite of two rooms off the reception as owner/staff accommodation, have fewer rooms by joining 2 or 4 of the bedrooms to make larger suites, holiday rent the top floor and would for sure find a chef to open the courtyard as a restaurant. Certainly, a decent taverna/restaurant in the area would be well supported by the residents and holiday-makers staying in rentals who don't want to have to walk down (and more to the point) up Hydra's steps when they want to go out for a meal.
This of course is a personal observation, there are many other options, not least being to run your own guesthouse and have a lovely apartment to live in if you take the property on as it currently is.
