SOLE AGENT - Character, charm, ready to move into 3 bedroom house with stunning Hydra Harbour views.

Real Estate Description

Immaculately presented 3-bedroom house for sale in the Ag. Nikolaos area of upper Hydra town, with a terrace and garden offering spectacular 180-degree views of the whole town and Hydra harbour laid out below. This is an authentic house that's been lovingly maintained to a very high standard without sacrificing the charm, elegance and comfort of the 1920s era of building on Hydra.  It's bright and airy with high wooden ceilings and well-proportioned windows that have internal shutters, which, because of the depth of the walls, don't protrude into the room. The easy flow from one area of the house to another is a delight. There's plenty of storage space and a freshwater cisterna that's set up with a pump to use for watering the extensive garden. This is a property that you can truly move into and immediately start living the Hydra dream without any building or decorating to do. It's set up for easy living in both summer and winter months.

From the primary street entrance, the property opens to a pretty courtyard with stone stairs to the top-level entrance, and a covered sitting area next to the ground-level entrance to the house.

Next to the ground-level entrance, a modern door opens to the original kitchen that is currently being used as a garden storage room.

The back of the entrance courtyard is covered by the upper terrace. This is an ideal winter sitting area to use on rainy days if you want to be outside without getting wet. There's also electric heating to keep you snug. Next to the street entrance gate there's a simple WC with toilet and hand basin. The courtyard has good outside lighting and a hose tap.

When you walk into the ground-level hall from the courtyard, you will immediately get the impression that this house has been very well thought out and the entrance sets the tone for the rest of the house. The woodwork is well-painted. The internal wooden stairs are easy to use, the utility area between the hall and bathroom provides privacy (and storage). The doors are wider than normal or double doors. And the flooring is wonderful. Tiles have been perfectly laid so you can walk from the hall to all rooms without any nasty little steps to trip you up. The floor tiles change pattern as you move between the different rooms, creating a delightful mosaic floor throughout.

The bathroom is large by Hydra standards and has possibly one of the best views. There's a full-size bath with a shower over, a handbasin with a vanity unit under, and next to the toilet, the collection pipe and cisterna wellhead have been incorporated into the room in a very attractive manner.

The kitchen is without doubt the 'hub' of the house. It's simply laid out with all the kitchen units and appliances to one wall, a sea-facing window to the end, a good-sized dining table, a walk-in pantry-style storage room to the other end, and the door to the glorious terrace and garden.

The top level of the house is reached either via the external stone stairs from the entrance courtyard, or from the internal entrance hall with an internal wooden staircase. Even the attention to detail with the size and height of the internal stairs is impressive. Each tread is just the right height and depth, so you don't have to walk sideways!

From outside, there is a small terrace at the top of the external stone steps. The side window and entrance door to the top level have fitted roller-blind protective canvas. In the narrowest corner of the top terrace, there is the collection point for the water off the roof to be channelled down to the cisterna, which is below the bathroom on the ground level.

On the top level, the landing opens to Bedroom 1 and Bedroom 2.

Bedroom 1 is the largest room and is currently used as a twin bedroom, with Cocomat beds, and also doubles as a sitting room. This room has a side window overlooking the top-level entrance terrace, and a sea-facing front window.

Bedroom 2 is an interconnecting room overlooking the garden on the west side of the property, with a wooden door and glazed top window, through to bedroom 3. Bedroom 3 has a single bed and floor-to-ceiling wardrobes and so is currently used as a dressing room.

Throughout the top level, the ceilings are painted, wood panel and bead. The flooring is also wood, but with the extra-wide planks that are almost unobtainable these days. The top-level floor is painted.

To the west side of the property, there is a large sea-facing terrace with a well-planted Mediterranean terrace garden to the back.

There is a separate street entrance into the garden opening to a few steps that lead up to the terrace opposite the pergola-covered summer dining terrace.

The summer dining terrace is covered with scented jasmine and affords magnificent views of Hydra Town and the harbour, reaching across the sea to the Peloponnese mainland. It's a sheltered place but, if you want to watch the sunset, you need to move forward on the terrace where, you will see from the photos, the current owner has a table and chairs perfectly positioned to enjoy an evening glass of wine while you watch the sun go down.

Impeccibly tiled flooring with different patterns for each of the ground-level rooms with no steps between the rooms making them very easy to move around in.

Fully fitted kitchen with Siemens appliances.

Wood ceilings of the board and bead style, all painted, throughout.

Ceiling fans.

Electric panel radiators in all rooms for winter heating. All with attractive, detachable lattice wood covers.

Internal wood shutters that don't protrude into the rooms because the walls are very thick.

Utility area fitted with a washing machine to one side, cupboards to the other side with shelves for towels, etc. plus the pump for the freshwater cisterna, used when you want to water the garden.

Neighbourhood

Ag Nikolaos is a quiet area above Hydra town. The neighbours are mainly local residential families or Athenian second-home weekend residents.

There are a number of ways to come up from the town to the house. The shortest route is 232 steps from Miaoulia Street. There are less strenuous steps with plenty of level stretches if you walk up Lignou Street and then across to the property.

Utilities & Technical

The property is connected to the town mains supply for:

Electricity

Water (desalinated)

Sewage

In addition, the freshwater cisterna provides water to use in the garden via multiple hose points. (rainwater has a much better mineral content and so helps to keep the plants in better condition).

The electricity in the house is fully compliant 3-phase

EPC rating is H with a certificate valid until 2030.

This property already has an Electronic (Digital) ID

Please note that the house was freshly painted in phases from 2023-2024.

Observations

Even though this house is semi-detached, it is very private and feels as though it's detached.

It's a wonderfully peaceful oasis that embraces you with a feeling of well-being and calm. But every view from the windows and stepping out on the terrace is an exciting reminder that the fun and glitter of Hydra harbour is close enough to get involved with when you've recharged your batteries.

The owner has a keyholder/manager/cleaner retained on a monthly basis. For anyone wanting a similar service, I would be happy to arrange a meeting for an incoming owner. However, it must be said that this is a very easy lock-up-and-leave property that could be managed easily by the owner.

This is a delightful house and I look forward to showing it to you.

Please don't hesitate to contact me for more information or to arrange a viewing. Regards, Kelsey
